For facility managers, building owners, JMB & MC committees, and offices

Walk the grounds with us.

Landscape is one of the few parts of a building that is alive. Treat it like a fixture and it becomes a recurring cost and a recurring complaint. Treat it as a living system, with the soil right and the design easy to maintain, and it gets cheaper and better-looking with age. That is the work we do.

For business

Who this is for

  • Facility and property managerswho need grounds that look right every day, not only the day after the contractor has been.
  • JMB and MC committeesanswering to residents for how the service charge is spent.
  • Building owners and developersprotecting the value of a landscape they have already paid for once.
  • Office and HR managerswho want plants in the workplace and nobody’s job to be watering them.

Scope

What we do for buildings

Condominium & commercial landscape maintenance

Scheduled care for common-area planting, lawns, hedges, trees and planters. Pruning, feeding, soil and lawn care, pest and disease monitoring, green-waste removal.

Condominium & commercial maintenance

Plant rental for lobbies, offices and events

We supply the plants and the planters, place them for the light you actually have, and come back on a regular round to water, clean, feed and prune. A plant that is struggling is swapped.

Plant rental

Rooftop & edible gardens

Food gardens and green roofs for podiums, rooftops and unused corners: raised planters, light fast-draining mixes, plants that can take sun and wind. We can also run planting days and workshops for tenants, residents and staff.

Rooftop gardens

Landscape rectification & refresh

Inherited a tired landscape? We find out why it is failing, which is usually drainage, soil or the wrong plant in the wrong place. Then we fix the cause and replant with things that will last. Festive and seasonal refreshes as well.

Where you’ll find our work

On a roof in KL. And in a lobby.

A food garden on a rooftop in KL, and rental plants in an office lobby. Two hard habitats: full sun, wind and weight limits upstairs; air-conditioning, low light and no rain downstairs.

Process

How we work with you

  1. The site walk.

We walk the grounds with you or your building manager. We look at the soil, drainage, irrigation points, sun and wind, what is thriving, what is dying and why. We also ask where the complaints come from.

  2. A plain proposal.

What we will do, how often, with how many people, and what it costs. Next to it, a short list of what we would change to bring your upkeep cost down over time. You can take those or leave them.

  3. A schedule you can see.

Visit days are agreed in advance so your security and management office know when we are on site.

  4. Reporting.

After visits you hear from us: what was done, what we noticed, what needs a decision, with photos. One point of contact on WhatsApp. No chasing.

  5. A review.

At intervals we walk the site with you again, look at what has improved and plan the next stretch. A landscape is never finished, so neither is the plan.

The argument

Why designed-for-maintenance lowers your lifetime cost

Installation is paid for once. Maintenance is paid for every month for the life of the building. Over a few years the second number is the larger one. Most of it is decided by choices made at the design stage, by people who will never have to maintain the result.

We maintain landscapes monthly and on request, so we see where the money goes.

  • Replacing dead plants.Usually a soil or drainage problem, or a sun-lover planted in shade. Fix the cause once and the replacement bill stops recurring.
  • Cutting back.Plants chosen for their nursery size, not their grown size, need constant pruning to keep walkways, signage and sightlines clear. The right plant grows to fit and needs a tidy a few times a year.
  • Weeding bare soil.Ground covers and mulch close the gaps weeds grow in.
  • Hand-watering.Plants grouped by water need, with taps or irrigation points where they are needed, take a fraction of the time.
  • Cleaning up.A tree that sheds into the pool, the drains or the car park costs labour every day. There is nearly always a cleaner tree that gives the same shade.
  • Access. If the crew can reach everything safely from the ground, the job is faster and safer. No ladders on the pool deck.

None of this calls for ripping out your landscape. It can be done bed by bed, as plants come due for replacement, until the grounds look better and cost less to keep.

Reliability

We come when we say we will.

If the weather stops work, we tell you and reschedule. If we see a problem that is not ours, such as a leaking pipe, a lifted paver or a dead lamp, we tell you about that too.

It is your building, and we are in its gardens more often than most people.
